No-one can ignore the growing issue of the CoronaVirus spread and the ‘likely’ coming restrictions being placed on us with how we can operate in our business.
Restricted to being ‘home-bound’ could become a reality… so we need to be ready!
There’s no ignoring the fact that it will deliver to the property management industry some unique challenges, particularly with leasing property, conducting inspections whether ingoing (move-in), routine and outgoing inspections (move-out).
Getting repair work done will also provide a challenge with tradespeople hopefully able to perform their duties with restrictions in place (they must wear protective clothing, masks etc)
There are a lot of things we can be ready for and embrace RIGHT NOW should we be urged or obligated to operate from a home-based location.
There will be lots of benefits for you and your team as you enter this period, but it does depend on you and how proactive you’re willing to be.
1. Know the benefits of working virtually
Our real estate industry (overwhelmingly) has a traditional model with most people working from a centralised office, with a small portion of operators currently working from a home-based office.
With being forced into working virtually, more people will realise the benefits of being ‘mobile’ and ‘virtual’ where some will opt to not want to go back to a ‘traditional office model’ afterwards, when they experience the virtual office benefits it can bring!
2. Reduced interruptions for greater efficiency
Sure, some people working from home won’t like it, especially if they have to look after young children at the same time, but for most people working from home will impress on them as to how much FASTER they can get tasks done because now (most) work interruptions have been removed.
A traditional office situation can SLOW DOWN the average property manager by up to THREE times more, with the typical interruptions they can face.
Take away the interruptions and property managers will realise how much more they can get done in a faster time, and likely won’t want to go back to a traditional office situation afterwards.
3. Go virtual with showing property
Right now go and create walk-through video tours of your properties so that tenants can view them online and qualify themselves so much better.
Also with 360-degree camera tours too, your new methods to market the property will ONLY IMPRESS your prospective clients.

Sure- you’d prefer that a prospective tenant to view the property AT the property, but if you’re in ‘lock-down’ this may be your better alternative than not being able to show it at all!
Who knows what options you’ll have? It’s best to be ready!
4. Going virtual with routine inspections
If ‘lock-down’ occurs you’ll need to decide if you should place routine inspections ‘on hold’ until restrictions ease or try virtual inspections as a ‘second-best’ option after letting your owners know what you’re doing and why.
If you go ‘virtual’ then use ZOOM to allow your tenant to ‘virtually’ walk you through the property with you on their phone or Ipad (at your guiding) and you can record this entire inspection from your end.

Yes, I agree it’s not ideal or ‘proper’ but possibly a good option if you’re unable to do them in person.
5. Going virtual with Team Meetings
Using ZOOM video for virtual meetings with other team members is a total breeze. Whether it’s meeting one team member or ten at a time- ZOOM is a fantastic platform to use!
There’s no need to feel disconnected from your teammates or staff!

6. Go paperless and cloud-based
Yes- so many people are STILL not running paperless and still using a server in their office for their PM Software system.
Forcing yourself NOW to go cloud on all your software applications and go paperless is essential when you work virtually and remotely.
And you wouldn’t want to go back ever again once you’re there!
7. RAMP up your business marketing online
With your prospective clients with lots more time of their hands (working from home), more people will be headed online with more time spent there.
Start ramping up your social media marketing NOW ready to promote your business with a larger captured audience then.
It’s time to DOMINATE with your social media!

8. RAMP up your skills online
With more time at home and being super-efficient with removed interruptions, you will have more time for learning and upskilling.
